Why drains fail in Market Drayton

Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.

A market town that burned down in 1651 and was rebuilt. Much of the centre dates from the rebuilding, and the drainage beneath it has been added to piecemeal ever since. Records are effectively non-existent, so on the older properties the site plan is usually the main reason people commission a survey.

Rural, and largely off-mains beyond the town. Septic tanks and treatment plants serve a great many of the surrounding properties. On private drainage the entire system is the owner’s responsibility – there is no undertaker to fall back on – which makes knowing its condition considerably more valuable.

All of it shows up on camera and none of it shows from a manhole cover, which is the practical reason a survey is worth more here than an opinion.

Why people here ask for one

Most often it is a septic tank or treatment plant, or buying a property. All the reasons a survey gets commissioned

Areas we cover

Adderley, Cheswardine, Hinstock, Market Drayton town centre, Norton in Hales and Woore — TF9.

Market Drayton sits inside our survey radius but outside our drain unblocking radius, so we cover it for planned survey work rather than emergency call-outs.

A question we get asked here

Nobody knows where our drains run — can you find out? Yes. The camera carries a sonde, so we trace and mark the line at the surface as we go. See drain mapping.

More questions

Whose drain is it in Market Drayton?

In Market Drayton – TF9 – this is one of the questions we are asked most, and the answer is usually the same across Adderley and Cheswardine.

Worth settling before money changes hands, because for a good proportion of blockages the answer is Severn Trent and they will attend their own assets at no charge.

Since 1 October 2011, private sewers and lateral drains connected to the public system transferred to the water and sewerage company. The test is two questions: does the pipe still serve only your property, and is it still inside your boundary? If both are yes, it is yours. If either is no – it is shared, or it runs past the boundary – it is very probably theirs.

We will tell you if that is what we find rather than invoicing you for it.

South Staffs Water supplies the drinking water across much of this area but does not handle sewerage. For drainage, Severn Trent is the right number.

What a survey tells a buyer that the building survey does not

Adderley and Cheswardine and the rest of Market Drayton share the same drainage story, so it is worth telling once. TF9 is the ground being described.

RICS home surveys come at three levels and none of them cameras the drains. A mortgage valuation certainly does not.

What the camera adds is the material, the condition, the layout and the ownership picture – four things that between them decide whether a drainage problem on a Market Drayton property is a morning’s work or a serious bill.

Timing matters. Before exchange you have the information and the leverage. After exchange you have only the information.

Same-day reporting in Market Drayton

The survey is not much use to you sitting on a memory card.

You get the graded report, the coded observations, the still images and the site plan back the same day, which is usually what makes it worth booking in the first place – particularly when it is holding up a purchase or an application.

Commercial drainage in Market Drayton

Market Drayton covers a fair spread of housing, from Adderley, Cheswardine, Hinstock, and this applies to most of it.

Drain rods laid out on wet paving beside a lifted cast-iron manhole cover, with a jetting hose coiled alongside

Pubs, takeaways, care homes, schools and industrial units all have the same problem in different proportions: more volume, more grease, and far more cost attached to being shut.

Grease is the recurring one. Any kitchen produces it, and where an interceptor is undersized or unmaintained the run downstream of it silts progressively until it stops.

Wipes in a care or nursing setting behave exactly as they do domestically, but at volume.

Yard and forecourt gullies collect silt, leaves and whatever the site does.

We survey and we clear. We produce the graded, coded report a landlord, insurer or managing agent will want, and we do not quote for repairs, so there is no incentive in what the camera finds.
