Why drains fail in Redditch
Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.
A new town, built through the pitch fibre years. Redditch was designated in 1964 and built out through the 1970s and 80s, which puts almost its entire housing stock in the era when pitch fibre drainage was standard. That pipe has roughly a fifty-year design life and it is now up. It does not crack – it delaminates and goes oval, so the bore closes gradually and blockages become more and more frequent with nothing showing at the surface.
If you are buying in Redditch, this is the question. Whether the drainage is pitch fibre or clay changes what any future problem will cost, because pitch fibre cannot be repaired in place. It shows on camera within the first few metres, and it is the first thing we look for here.

What a survey tells a buyer that the building survey does not

RICS home surveys come at three levels and none of them cameras the drains. A mortgage valuation certainly does not.
What the camera adds is the material, the condition, the layout and the ownership picture – four things that between them decide whether a drainage problem on a Redditch property is a morning’s work or a serious bill.

Modern plastics are on newer work. Better in most respects, but not immune – they crush under load and settle in made ground like anything else.

Wipes, marketed as flushable. They are not. They keep their structure in water, and they are the first thing we look for.

Cooking fat. It leaves the sink as liquid and arrives in the drain as a solid. Where a run is shallow or has lost its fall, it builds into a plug.
Root ingress. Mature trees and a joint that has moved are all it takes.
Structural damage. A displaced joint or a crushed section catches solids on every flush, and no amount of clearing fixes that.

Access and site constraints in Redditch

Not every job is a clear driveway and an open chamber, and it is worth saying what we need before we arrive.
Rear access. Terraced streets often have shared entries and no vehicle access to the back. Our equipment comes off the van on foot where it has to, but it changes how long the job takes.
Finding the chamber. Covers get tarmacked over, decked over and turfed over. If you know where yours is, tell us on the phone; if you do not, we will find it, but again it is time.
Parking. On the tighter Redditch streets, somewhere to put the van within hose reach is the practical constraint.
Standing water. The camera cannot see through it, so a blocked run is cleared before it is surveyed.
