Why drains fail in Droitwich

Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.

A town that sank because of what was pumped out from under it. Droitwich sits on natural brine, and centuries of extraction dissolved and removed ground from beneath the town. The subsidence that followed is famous, visible in the buildings, and very much a live consideration for anything buried. Nowhere else we work has ground movement from this cause.

What that means for a drain. Settlement over dissolved ground is uneven and unpredictable – it does not follow the neat pattern that mining subsidence does. Displaced joints, changed falls and sections that have dropped relative to their neighbours are all common findings, and none of it is anything the householder has done.

None of that is visible from the surface, which is why a camera settles in an hour what guesswork will not settle at all.

That pattern is worth taking seriously, because it rarely resolves itself.

The three usual causes are a joint that has moved and now catches everything passing, a section that has settled and no longer falls towards the sewer, or roots holding a joint open. All three are visible on camera and none of them are fixed by clearing.

Worth checking before you pay for anything: repeat blockages near a boundary are very often on the lateral drain, which since 2011 has belonged to Severn Trent rather than you.

What the drains under Droitwich are made of

It matters more than people expect, because the material decides how a drain fails and what putting it right involves.

Vitrified clay. What most pre-1970s drainage here is built from. Durable and chemically inert, but laid in short lengths, so a thirty metre run has twenty or thirty joints – and joints are where ground movement shows up. Across the surveys we have written up, displaced joints account for 35 of the 60 defects recorded.

Pitch fibre. Used from roughly the 1940s to the 1970s. It deforms rather than cracks, going oval under load, so blockages become gradually more frequent rather than arriving suddenly.

Plastic – PVC, polypropylene, polyethylene. Later work and newer estates. Fewer joints, but it can still be crushed, and it settles like anything else.
