Why drains fail in Burton upon Trent

Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.

A brewing town, with the drainage that implies. Burton was built around its breweries, and the industrial drainage laid to serve them – larger bore, heavier duty, altered repeatedly as sites changed hands – runs beneath a good deal of what is now housing and commercial premises. Very little of it matches any surviving drawing.

Trent gravels and a high water table. The town sits on river gravels in the Trent floodplain, which are free-draining and full of groundwater. Both matter: fines migrate out of an open joint leaving voids, and groundwater gets in through the same opening. Infiltration is a common finding here.

None of that is visible from the surface, which is why a camera settles in an hour what guesswork will not settle at all.

Who pays for a blocked drain here

We cover DE13 and DE15, and this comes up often enough on Burton upon Trent property to be worth setting out properly. Branston and Burton town centre see it as much as anywhere.

The 2011 private sewer transfer moved most shared drainage, and everything beyond a property boundary, into Severn Trent’s ownership.

That means a fair number of Burton upon Trent blockages are not the householder’s bill at all. The distinction turns on three words: a drain serves one building, a lateral drain is the same pipe beyond your boundary, and a sewer serves more than one property. The last two transferred.

A practical test before you call anyone: lift the chamber nearest your boundary. If it is holding water, the blockage is downstream of it – and downstream is frequently not yours.

What actually blocks a drain in Burton upon Trent

Almost everything we pull out of a domestic drain falls into a short list, and most of it should never have gone down there in the first place.

Wet wipes. The single commonest cause we attend. They do not break up the way paper does, and once one snags on a rough joint the rest build against it until the bore is gone.

Nappies and sanitary items. They are designed to swell. A drain that will pass one will block on the third.

Fat, oil and grease. Poured down warm, set solid cold. On a DE13 and DE15 run with any flat section it catches everything that follows.

Roots. Not a housekeeping problem – a structural one. Roots get in through a joint that has already opened, and then behave like a net.

A pipe that is already damaged. If a run blocks repeatedly in the same place, the cause is usually the pipe rather than what went into it.

Build over agreements around Burton upon Trent

You cannot normally build over an inspection chamber – access has to be maintained. The options are to redesign around it, relocate it, or divert the run under Section 185 of the Water Industry Act 1991, which obliges the undertaker to divert a sewer where it is reasonably practicable, at the applicant’s cost.

In several of the properties we have surveyed, chambers had been buried by previous landscaping. A chamber nobody knows about is the one that stops a build, so the survey records them explicitly.

Reading a survey of your Burton upon Trent drainage

Reports confuse people because they mix two kinds of entry and only one is a problem.

Observations describe what is there – a junction, a chamber, a change of pipe material, the water level. In our surveys these outnumber defects by roughly three to one, and a tidy system with nothing wrong still generates a page of them.

Defects describe something wrong, and carry a severity. It is the severity, not the presence of a code, that matters.

Across every section we have graded, two thirds came back at the top grade. A long report is not automatically bad news.

Most of the variability in a drainage job is access rather than the drain itself.

Older Burton upon Trent housing tends to mean shared entries, rear yards without vehicle access, and chambers that have been built over or landscaped out of sight. None of it is a problem
