Why drains fail in Sutton Coldfield
A drain fails because of what is around it, not just what goes down it. Three things account for most of what we log locally.
Large houses on large plots, which means long runs. Four Oaks, Little Aston and Mere Green are substantial interwar and Victorian properties set well back from the road. The drainage travels a long way before it reaches anything anyone can lift a lid on, and the defect is very rarely near the manhole you can see.
Sandstone and mature trees. Much of the area sits on Bunter sandstone, which drains freely – good for soakaways, less good for a defective joint, because fines wash out and leave a void for the pipe to settle into. Combine that with the established planting around Sutton Park and root ingress becomes the single commonest finding.
That is the reason a repeat blockage here is worth looking at properly rather than clearing again – the cause is usually structural and it is usually visible.

Why roots keep finding the same drain
It varies street by street in Sutton Coldfield, but B72 and B76 follows a recognisable pattern and Boldmere and Four Oaks are typical of it.
