Why people here ask for a survey

Building over or near a drain. Extensions, conservatories and garden rooms frequently sit over a shared lateral or a public sewer. Severn Trent will want the position, depth and condition of the pipe before agreeing a build-over.

Diverting a sewer. Where a public sewer crosses the plot and the build cannot avoid it, a diversion under section 185 of the Water Industry Act is the route – and Severn Trent will not consider one without a survey and a plan showing what is there now.

Why drains fail in Brierley Hill

A drain fails because of what is around it, not just what goes down it. Three things account for most of what we log locally.

Ground that has been worked from underneath. Coal and fireclay were taken from directly beneath the town. Ground this heavily worked settles unevenly, and the drainage settles with it – which is why displaced joints are the defect we log most here.

A steep drop off the Dudley ridge. Runs on the upper side scour clean and discharge into flatter sections that do not, so deposits collect at the change of gradient rather than where the trouble is reported.

Withymoor and the later estates bring post-war pitch fibre, which goes oval rather than cracking – blockages get gradually more frequent rather than arriving all at once.

All of it shows up on camera and none of it shows from a manhole cover, which is the practical reason a survey is worth more here than an opinion.

The blockage itself is rarely a mystery. It is nearly always one of five things.

Wipes, marketed as flushable. They are not. They keep their structure in water, and they are the first thing we look for.

Sanitary products and nappies. Both swell on contact. Both are common enough that a family home in DY5 will meet the problem sooner or later.

Cooking fat. It leaves the sink as liquid and arrives in the drain as a solid. Where a run is shallow or has lost its fall, it builds into a plug.

Root ingress. Mature trees and a joint that has moved are all it takes.

Structural damage. A displaced joint or a crushed section catches solids on every flush, and no amount of clearing fixes that.

A drain that has blocked twice in a season is telling you something structural, and clearing it a third time treats the symptom.

Rodding punches a hole through. Flow returns and the water goes away, but a 100 mm pipe with a 30 mm channel rodded through it is carrying a fraction of its capacity, with the rest of the obstruction still sitting there.

Jetting works on the whole bore. The nozzle scours the pipe wall as it is drawn back, follows bends that rods will not, and takes the run back towards its actual diameter.
