How we clear it

Jetting, not rodding. On Dudley’s short-length clay runs a rod will punch through a blockage and leave most of it behind, which is why rodded drains here so often block again within weeks.

A drain that blocks repeatedly is telling you something structural is wrong.

We surveyed a DY1 property where four runs carried nine defects — including four separate points of root ingress and two displaced joints. Any one of those would have kept producing blockages indefinitely, however many times the drain was cleared.

Why drains fail in Dudley

Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.

The ground has been moving for two hundred years. Dudley’s limestone was mined out beneath the town for ironmaking flux, and the South Staffordshire Thick Coal was worked at shallow depth across Netherton, Woodside and Russells Hall. Stabilisation work continues to this day. Drainage laid on ground that has settled unevenly ends up with displaced joints — the commonest structural defect we log across the borough, and the commonest reason a drain catches solids.

Victorian clay, and a lot of joints. The terraces of central Dudley, Netherton and Kates Hill are salt-glazed vitrified clay laid in short lengths. Every joint is a place a root can get in.

Pitch fibre on the estates. Priory, Wrens Nest and Russells Hall were built through the pitch fibre era. It is a bitumen-based pipe that goes oval rather than cracking, so the bore closes gradually and blockages become steadily more frequent. Jetting deformed pitch fibre needs a careful hand — done wrong, it makes things worse. Knowing what you are looking at first is the point of a camera.

Mature trees over old clay. The interwar streets around Sedgley, Gornal and Milking Bank put established root systems over Victorian and 1930s pipework. That combination produces most of the root blockages we attend.

That is the reason a repeat blockage here is worth looking at properly rather than clearing again – the cause is usually structural and it is usually visible.

Who pays

Shared runs and anything past your boundary transferred to Severn Trent in 2011. Given how much of Dudley’s drainage is shared between terraces, this is worth checking before you pay anyone – and we will tell you if that is what we find.

What the drains under Dudley are made of

Brierley Hill and Coseley are a fair sample of Dudley drainage, and what follows is what we find across DY1, DY2 and DY3.

It matters more than people expect, because the material decides how a drain fails and what putting it right involves.

Vitrified clay. What most pre-1970s drainage here is built from. Durable and chemically inert, but laid in short lengths, so a thirty metre run has twenty or thirty joints – and joints are where ground movement shows up. Across the surveys we have written up, displaced joints account for 35 of the 60 defects recorded.

Pitch fibre. Used from roughly the 1940s to the 1970s. It deforms rather than cracks, going oval under load, so blockages become gradually more frequent rather than arriving suddenly.

Plastic – PVC, polypropylene, polyethylene. Later work and newer estates. Fewer joints, but it can still be crushed, and it settles like anything else.

Commercial and landlord work around Dudley

Dudley covers a fair spread of housing, from Brierley Hill, Coseley, Dudley town centre, and this applies to most of it.

The report matters more on commercial work than domestic, because somebody else usually has to be satisfied by it – a landlord, a managing agent, an insurer or an incoming tenant.

What actually blocks a drain in Dudley

Almost everything we pull out of a domestic drain falls into a short list, and most of it should never have gone down there in the first place.

Wet wipes. The single commonest cause we attend. They do not break up the way paper does, and once one snags on a rough joint the rest build against it until the bore is gone.

Nappies and sanitary items. They are designed to swell. A drain that will pass one will block on the third.

Fat, oil and grease. Poured down warm, set solid cold. On a DY1, DY2 and DY3 run with any flat section it catches everything that follows.

Roots. Not a housekeeping problem – a structural one. Roots get in through a joint that has already opened, and then behave like a net.

A pipe that is already damaged. If a run blocks repeatedly in the same place, the cause is usually the pipe rather than what went into it.
