Why drains fail in Stourbridge

Most recurring problems here trace back to ground conditions rather than to anything that was put down the drain. This is why.

A town built on its own clay. Stourbridge made its name from glass, and the reason was underfoot: the Stourbridge fireclay seam produced the refractory bricks and crucibles the furnaces needed. Those seams were mined, along with the coal above them, across Lye, Wollescote and Amblecote. Ground worked at shallow depth settles unevenly, and drainage laid across it ends up with displaced joints – the step where solids catch.

Victorian clay on the older streets. What that causes: short pipe lengths and a great many joints, and it is the joints rather than the pipe that move.

Big gardens, big trees, long runs. Pedmore, Norton, Oldswinford and Hagley have mature planting over pipework laid in the 1920s and 30s. That combination produces most of the root blockages we attend on this side of the borough, and the runs are long enough that the cause is rarely near the manhole you can see.

The Stour, and where the water goes. The river and the canal set the levels much of the town drains to. In the low-lying parts around the town centre and Wollaston, heavy rain loads the system and a partly blocked run surcharges much sooner than it otherwise would.

That is the reason a repeat blockage here is worth looking at properly rather than clearing again – the cause is usually structural and it is usually visible.

Shared drainage and anything beyond your boundary passed to Severn Trent in 2011. In the terraced streets, where one run frequently serves several houses, that is worth establishing before anyone pays a bill – and we will tell you if that is what we find.

A survey before the drawings are finished is considerably cheaper than a diversion after them.

You cannot normally build over an inspection chamber – access has to be maintained. The options are to redesign around it, relocate it, or divert the run under Section 185 of the Water Industry Act 1991, which obliges the undertaker to divert a sewer where it is reasonably practicable, at the applicant’s cost.

In several of the properties we have surveyed, chambers had been buried by previous landscaping. A chamber nobody knows about is the one that stops a build, so the survey records them explicitly.

We do not carry out diversions or excavation. We produce the plan and the graded report that goes with the application.

Why drains block, and what they block with

Amblecote and Cradley are a fair sample of Stourbridge drainage, and what follows is what we find across DY7, DY8 and DY9.

We can usually tell you on the phone what is likely to be in there, because the list is short.

Wipes. The most frequent single cause, and the most avoidable.

Nappies and sanitary items, which expand rather than break down.

Congealed fat, particularly on the older shallow runs common across Stourbridge.

Tree roots, entering through a joint that has already opened up – which makes it a pipe problem wearing a gardening disguise.

Something wrong with the pipe itself. Repeat blockages in one spot mean a defect, and that is a camera job rather than another clearing.

Access and site constraints in Stourbridge

Amblecote and Cradley are a fair sample of Stourbridge drainage, and what follows is what we find across DY7, DY8 and DY9.

Not every job is a clear driveway and an open chamber, and it is worth saying what we need before we arrive.

Rear access. Terraced streets often have shared entries and no vehicle access to the back. Our equipment comes off the van on foot where it has to, but it changes how long the job takes.

Finding the chamber. Covers get tarmacked over, decked over and turfed over. If you know where yours is, tell us on the phone; if you do not, we will find it, but again it is time.

Parking. On the tighter Stourbridge streets, somewhere to put the van within hose reach is the practical constraint.

Standing water. The camera cannot see through it, so a blocked run is cleared before it is surveyed.

Surface water, foul, or both?

It varies street by street in Stourbridge, but DY7, DY8 and DY9 follows a recognisable pattern and Amblecote and Cradley are typical of it.

Worth knowing which system you are dealing with, because it changes who is responsible and what a blockage means.

Foul takes waste from the house. Surface water takes rain from roofs and hard standing. Combined takes both, which is what a great deal of older Stourbridge drainage does.

A gully overflowing only in heavy rain points at the surface water side, or at a combined run that has lost capacity. A toilet backing up in dry weather points at the foul side. Our reports record the use of every section, because a wrong connection – foul into surface water, or the reverse – is a finding in its own right.
