Two things, both from the same van: clearing a drain that has blocked, and putting a camera down one to find out why.

What we do in Hednesford

Blocked drains — cleared with high-pressure jetting rather than rods. Drain unblocking

CCTV drain surveys — graded, MSCC-coded, site plan and full video, report back the same day by NADC-certified surveyors. CCTV drain surveys

No repairs, no excavation — so no reason to find work that isn’t there.

Why people here ask for a survey

An insurance claim. Escape of water and subsidence claims turn on evidence. A graded, coded report by a certified surveyor is what an insurer will accept.

A new-build handover or warranty question. Drainage laid during construction is not always laid correctly, and while a warranty still runs the fault may be someone else’s to put right.

Why drains fail in Hednesford

Ground conditions decide what fails in a drain and how often, and they vary street by street. Here is what we are working with.

Old workings directly underneath. Ground movement over the former Cannock Chase workings is the first thing we would expect behind a recurring blockage here.

Sandstone and pebble beds. The Hednesford Hills are free-draining, which makes soakaways viable and makes small defects worse – fines wash out through an open joint and the pipe settles into the void left behind.

Mixed housing, mostly twentieth century. Terraces from the colliery era, then substantial post-war and modern estates bringing pitch fibre and PVC respectively. What that causes: no safe assumption from the age of the street, which is why we record the material of every section rather than guessing from the postcode.

None of that is visible from the surface, which is why a camera settles in an hour what guesswork will not settle at all.

Who pays

Shared drainage and everything past your boundary transferred to Severn Trent in 2011.

A survey in Hednesford

A WS12 property in Hednesford – six separate runs surveyed, graded A, with no structural defects found. On a coalfield town that is a genuinely good result, and the recording proves it.

Roots in the drain: what is actually happening

On Hednesford property, and particularly around Cannock Wood, Chase Terrace, Hazelslade, this is the usual picture.

Root ingress accounts for 8 of the 60 defects in our reports – less common than displaced joints, but almost always found alongside them, which is the point.

Mature planting near a run is the usual setting. The mechanism is always the same: a joint opens, water escapes, roots follow the moisture in, and then thicken until they are holding the joint open themselves.

On camera it is unmistakable – fine white or brown fibres trailing in the flow, or a dense mass filling part of the bore, nearly always at a joint you can see behind it.

Clearing it restores flow. It does not close the joint, which is why it comes back.

What it costs

Hednesford covers a fair spread of housing, from Cannock Wood, Chase Terrace, Hazelslade, and this applies to most of it.

You get a price on the phone before we come out, so there are no surprises when we arrive.

We do not carry out repairs, relining or excavation. That is worth knowing when you are comparing quotes, because most firms who survey your drains also quote for fixing them

  • and when a survey says a section is failing, they are the ones who benefit. We are

not, which is also why we are comfortable telling you when a survey comes back clean.

If the blockage turns out to be on Severn Trent’s side of the boundary, we will say so rather than invoice you for it.

Commercial and landlord work around Hednesford

What holds for Cannock Wood and Chase Terrace holds across the rest of Hednesford. WS12 is the postcode district involved.

The report matters more on commercial work than domestic, because somebody else usually has to be satisfied by it – a landlord, a managing agent, an insurer or an incoming tenant.

Every section graded, every defect coded to MSCC and positioned in metres, a plan of the system and the full recording. That is a document you can hand over rather than a verbal account of what somebody saw.

Planned rather than reactive is the cheaper pattern on a Hednesford commercial site: a survey before a lease event, a jetting visit before the season that always causes trouble, rather than an emergency at the worst moment.

New build and warranty issues in Hednesford

Newer housing is not automatically well drained. Drainage goes in early in a build, gets driven over by everything that follows, and settles for years afterwards.

The common findings on recent estates are debris left in the run from construction, sections laid without consistent fall, and connections made after the original work that were never recorded.

Warranty periods are finite. A survey inside that window is worth considerably more than one outside it, because it turns “something is wrong” into a documented, coded, positioned defect that somebody else has to answer for.

Common questions

Does mining subsidence affect drains this long after the pits closed? Yes. Ground continues to move for decades, and drainage laid before or during that movement carries the consequences.
