Why drains fail in Walsall

What is under the ground matters more than the age of the house. These are the conditions behind most of what we find here.

Ground that has been undermined twice over. Walsall sits on the South Staffordshire coalfield, and its limestone was worked at Hay Head, Daw End and Rushall. A century of uneven settlement over old workings pulls pipe joints apart, and a displaced joint catches solids every time something passes.

Victorian clay, and a great many joints. Caldmore, Palfrey, Pleck, Birchills and the Chuckery are salt-glazed vitrified clay laid in short lengths. Every joint is a place a root can get in.

Mature trees over interwar pipework. Streetly and Aldridge put established root systems over 1930s clay. That combination produces most of the root blockages we attend in the borough.

Pitch fibre on the post-war estates. Beechdale, Blakenall Heath, Goscote and parts of Bloxwich were built through the pitch fibre era. It deforms rather than cracks, so the bore closes gradually and blockages become steadily more frequent. Jetting a deformed pitch fibre run needs a careful hand. What that causes: it deforms along its length instead of failing at a point, which is why the problem creeps up over years and why patching one spot rarely helps.

Made ground and odd falls. A lot of Walsall’s drainage was laid around an industrial landscape of canals, cuttings and infilled ground. Runs do not always take the route or the gradient you would expect, which is why a camera is often quicker than guesswork. What that causes: continuing settlement long after the surface looks finished, and drainage laid across it moves with it.

All of it shows up on camera and none of it shows from a manhole cover, which is the practical reason a survey is worth more here than an opinion.

If it keeps happening, jetting is only half the answer

A drain that blocks repeatedly is telling you something structural is wrong — roots getting in somewhere, a joint that has dropped, a section catching debris every time it rains.

Who pays

The 2011 private sewer transfer moved shared drainage and everything beyond your boundary to Severn Trent. If the blockage is on their side of the line it should not cost you anything, and we will tell you rather than bill you.

The blockage itself is rarely a mystery. It is nearly always one of five things.

Wipes, marketed as flushable. They are not. They keep their structure in water, and they are the first thing we look for.

Sanitary products and nappies. Both swell on contact. Both are common enough that a family home in WS1, WS5 and WS8 will meet the problem sooner or later.

Cooking fat. It leaves the sink as liquid and arrives in the drain as a solid. Where a run is shallow or has lost its fall, it builds into a plug.

Root ingress. Mature trees and a joint that has moved are all it takes.

Structural damage. A displaced joint or a crushed section catches solids on every flush, and no amount of clearing fixes that.

Buying a house in Walsall

Walsall is consistent enough, from Aldridge and Beechdale outwards, to describe in one go. WS1, WS5 and WS8 are the area meant.

A standard homebuyer’s or building survey does not go underground. Your surveyor will lift an accessible cover and comment on what is visible from the surface. Nobody puts a camera down the pipe unless you ask.

That is the gap. Drainage is invisible from the surface, expensive to put right if it is structural, and not something you can renegotiate after completion.

On Walsall property the specific questions worth answering before exchange are what the pipe is made of, whether the runs are shared with neighbours, and whether anything has been built over them. All three are routine on a survey and all three cost money to discover afterwards.

Why roots keep finding the same drain

It varies street by street in Walsall, but WS1, WS5 and WS8 follows a recognisable pattern and Aldridge and Beechdale are typical of it.

If roots have been cleared from a Walsall drain once and returned, nothing has gone wrong – that is simply what happens when the way in is still open.

Roots enter through an existing defect: an open or displaced joint, a crack, a break. Cutting them out removes the mass but leaves the opening, and the same tree is still looking for the same water.

The useful question is therefore not how to kill the roots but where they are getting in, at what distance along the run, and whether that length is even yours – which is a camera and a plan, not another clearing.
